Where To Live In Vancouver In 2020?

With over 40 neighbourhoods filmed so far around Metro Vancouver, I do my very best to help break this question down for people. In this video, I cover the 7 cities that make up the Metro Vancouver area and show you its diversity.


You’ve been thinking about moving to the Metro Vancouver area but you’re just not quite sure what area might be right for you and your family and whoever may be coming with you. In this video, I’m going to cover the 7 cities that make up the Metro Vancouver area and show you its diversity. And, we’re getting into it right after this.

I’m going to show you the various types of living around the Metro Vancouver area that’s going to fit your lifestyle. I shot a video like this last year and I wanted to update it for 2020 because since then I have filmed 40 different neighbourhoods around Metro Vancouver. This video will give you a high-level overview of the 7 cities we’ll be discussing and then you’ll be able to dive deeper into the neighbourhoods of the cities you’re most interested in living.

The city of Vancouver is divided into three main areas. You have downtown, the westside, and the eastside of Vancouver. Main Street is the dividing line between the eastside and westside of Vancouver. Most people, when they think of Vancouver, think of downtown Vancouver. That’s only natural because we have one of the most densely populated downtown areas of any city in Canada. Downtown Vancouver is surrounded by water and features Stanley Park and the world-famous seawall. The downtown core offers you unprecedented access to the most amazing restaurants, shopping, coffee shops, bars, night clubs, and shopping Vancouver has to offer. It is also an incredibly walkable and bike-friendly city. There are tons of high-rise and low-rise buildings for condo and townhouse living. Downtown Vancouver is currently in a balanced market at a 16% sales ratio average and the average sale price as of last month is $741,800.

I mentioned you will find a lot of condos and townhouses downtown but what you won’t find a lot of are detached single-family homes. For those, you’re going to have to head south over the Burrard, Granville, or Cambie bridges. Or, North over the Lions Gate Bridge.

The west side of Vancouver is home to some of the most expensive real estate in Vancouver other than West Vancouver which I’ll get to shortly. For those who may not know the difference, the westside of Vancouver is actually part of the City of Vancouver whereas West Vancouver is a separate municipality, across the Lions Gate Bridge, and right next to North Vancouver. The westside has beautiful, mature neighbourhoods, with some stunning detached homes many of which have incredible views.

This area features lots of detached single-family homes as well as condos and townhouses for you to choose from.
Detached homes are in a balanced market right now at a 17% sales ratio average and the average sale price as of last month was $3,113,000. I told you they were expensive. Condos and townhouses are in a seller's market at the moment at a 22% sales ratio and the average sale price as of last month was $840,000.

The east side of Vancouver is home to some iconic and trendy neighbourhoods such as Strathcona, Mount Pleasant and the Main Street neighbourhood. You can find out all about the top 5 neighbourhoods in the Eastside, here.

That covers the city of Vancouver itself but there are a number of other municipalities you may want to consider as well. First, let’s jump across the Lionsgate Bridge to North Vancouver.

North Vancouver is divided into the City of North Van, where I live, and the District of North Vancouver. Both areas offer you many options for housing from condos & townhomes to detached single homes. Lower Lonsdale allows you to to be in the heart of the action with stunning views of the water and downtown skyline while places Central Lonsdale, Pemberton Heights, Delbrook, and Lynn Valley offer you relatively affordable detached home options. Neighbourhoods like Edgemont Village and the Capilano Highlands area offer more luxury detached home options. North Vancouver is also home to 2 ski hills. Mount Seymour and Grouse Mountain home of the world-famous grouse grind. North Vancouver also has an incredible school system so if you’ve got kids in either elementary or high school, you can’t go wrong.

Detached homes in North Vancouver are in a seller's market at a 28% sales ratio with the average sale price as of last month being $1,706,750. Condos and townhouses are also in a seller's market at a 33% sales ratio and the average sale price as of last month sitting at $720,000.

If luxury real estate is what you’re after and you don’t want to live on the westside of Vancouver or North Vancouver, then West Vancouver is for you. With so many areas providing stunning views of the water and city skyline, it’s no wonder this is such a popular area for those looking for luxury real estate. There are lots of single-family detached homes to choose from as well as condos and townhomes.

Detached homes in West Vancouver are in a Buyers market at the moment at an 11% sales ratio with the average sale price sitting at $2,430,000 as of last month. Condos and townhouses are in a balanced market at a 13% sales ratio with the average sale price sitting at $1,140,000 as of last month. Now, maybe you don’t want to live on the North Shore and you’d prefer to live just east of Vancouver, then Burnaby is a fantastic option for you. Burnaby also features lots of older, mature neighbourhoods with slightly less pricey detached home options than Vancouver’s Eastside. You have the Simon Fraser University neighbourhood in Burnaby if you’re a student or perhaps you’d prefer condo living in the fantastic Metrotown neighbourhood. Of course, there are the sought after Burnaby Heights and Capitol Hill neighbourhoods, or the lovely area around Deer Lake as well.

Detached homes in Burnaby are in a seller's market at the moment at a 21% sales ratio, with the average sale price sitting at $1,509,000 as of last month. Condos and townhouses are in a balanced market at a 20% sales ratio with the average sale price sitting at $586,500 as of last month.

Right next to it, In the South-East corner of Burnaby, is the charming city of New Westminster. Here you’ll find charming turn of the century homes, as well as mid-century homes, newer homes and tons of condos all along the riverfront in New Westminster.

Detached homes in New West are in a balanced market at a 17% sales ratio with the average sale price sitting at $1,260,000 as of last month. Condos and townhouses are in a seller's market at a 25% sales ratio with the average sale price at $510,000 as of last month.

In the North-East corner of Burnaby, right next door is Port Moody. Nestled at the East end of Burrard Inlet, Port Moody is the smallest of the Tri-Cities. I grew up and went to school in this area and it’s a terrific place to live and raise a family. It features some impressive destinations such as Sasamat Lake, Belcarra Regional Park, Buntzen Lake, and Rocky Point Park.

Port Moody has a re-developed waterfront area featuring the Shoreline trail which is a bike and pedestrian trail that is a 6km round-trip loop from Old Orchard Park to the famous Rocky Point Park. It also has an entire street filled with microbreweries for you to enjoy.

Detached homes in Port Moody are in a seller's market at the moment, at a 25% sales ratio with the average sale price sitting at $1,375,000 as of last month. Condos and townhouses are also in a seller's market at a 26% sales ratio with the average sale price sitting at $680,000 as of last month.

If none of these fantastic municipalities are speaking to you, then perhaps you’d prefer to live just south of Vancouver in Richmond. Richmond is home of the Richmond night market and is right next door to YVR airport. It serves up some of the best Asian cuisine and shopping for you, and just might be more in your wheelhouse.

Detached single-family homes in Richmond are in a balanced market at the moment at a 15% sales ratio with the average sale price sitting at $1,350,000 as of last month. Condos and townhouses are also in a balanced market at a 20% sales ratio with the average sale price sitting at $614,500 as of last month.

That is just a quick glimpse of the 7 municipalities I’m referring to as the Metro Vancouver area but there are another 8 or 9 municipalities surrounding those which make up the Greater Vancouver region and are sure to have home options fitting your budget and lifestyle.
