A typical deposit structure for any presale development is a 20% deposit spread out in 5% payment increments anywhere from one year to 18 months.

Right now many developers are offering huge discounts on the deposits required. They have dropped to 15%, 10%, and even 5% for some projects. One project is going to be announcing shortly a mortgage interest buy-down program of 3%. Meaning, that if the mortgage you qualify for is currently at a 5% interest rate, they will buy down that rate by 3%.

And, these may not be the only incentives being offered.
