Hey, everyone. I’m Craig Veroni with RE/MAX Masters Realty. I’m your local real estate agent here in Vancouver, BC. In today’s video, I’m going to show you why it’s so important to stage your home for top dollar when you list your property. When my clients asked me to list this penthouse home for them it already had a lot going for it. It’s a penthouse unit in the Mount Pleasant area. It has 19-foot ceilings, incredible natural light, and a 550 sq/ft rooftop terrace with incredible views. There were also a lot of drawbacks. It had been tenanted for the past 6 years so when they moved out the place was empty. It needed a thorough cleaning, the rooftop terrace needed to be power washed, the massive planters all needed to be re-potted with new soil and shrubbery, the carpets needed cleaning, the main level deck needed to be scrubbed, which my amazing stager spent 4 hours doing by hand, by the way. The 2nd bedroom and bathroom needed painting and the home needed to be staged.

A home that is staged not only shows beautifully but allows prospective buyers to imagine themselves living in the home. Each space is featured in a way that makes buyers want to live that lifestyle. Instead of looking at an empty space forced to imagine what the room might look like with furniture in it, buyers are presented with a stunning version of what is possible in the home. A vast majority of people (over 90%) can't imagine what a house could look like with furniture in it and they have nothing to compare their own furnishings to in an empty space. Did you know that a room actually looks smaller empty than properly furnished? With nothing to focus on except the bare space, the negatives will become more apparent to prospective buyers.

In a recent study by the Real Estate Stagers Association of 1,081 homes, unstated homes spent an average of 184 days on market before being staged. After they were staged, these homes sold on average in 41 days. Homes that were staged prior to going on the market sold on average in 23 days. That’s 90% less time on the market when you stage a home first. Staged homes also sell for 6-25% more than un-staged homes.

The sellers lived out of town and they trusted my team and me to handle everything. The sellers could’ve easily decided to not spend any money on the home and simply list it. They understood, however, the importance of staging and showcasing a home at its very best in order to sell it for top dollar. As a result, we were able to turn this into this, and this, and this, and this. I had professional photographs taken, a floor plan created, and a cinematic listing video filmed of the property. These, along with my proven marketing plan helped get this home sold for top dollar in just over a week. This was also one of only 2 homes sold in the Mount Pleasant area last month.
