Hey, everyone, I’m Craig Veroni with RE/MAX Masters Realty. I’m a local real estate agent here in Vancouver, BC. I was named one of the top 50 video influencers in real estate, in North America, for the past 2 consecutive years for the way I utilize video to sell my client’s homes and educate them as well. Today’s video is all about the top 5 neighbourhoods in East Vancouver, that’s going to fit your lifestyle. I shoot a ton of videos about what it’s like to live, love, and own here in Vancouver so, if you haven’t yet, please subscribe to my channel, hit that thumbs up button and don’t forget to click on that bell so you can be notified immediately when I have a new video out about what’s it’s like to live here in Vancouver.

Alright, let’s get into it. East Vancouver is divided into 18 sub-areas and in this video, we’re looking at the top 5. The boundaries for East Van are as follows: East /West from Main Street to Boundary Road. North/South from the Burrard Inlet to the Fraser River. We’re kicking things off with number 5 in the South Marine sub-area which runs E/W from Main Street to Boundary Road and N/S from SE Marine Drive to the Fraser River. This area is growing rapidly and includes the River District. The River District is the last master-planned waterfront community in Vancouver by property developer Wesgroup. It is a 130 acre modern and environmentally-friendly commercial and residential development along the Fraser River. All of the buildings are of LEED Gold standard, which means they are constructed in an environmentally-friendly way and designed to conserve both water and energy. The property is also designed to be community-focused and to have lots of green space. The River District is bordered E/W from Kerr Street to Boundary Road and N/S from Marine Drive to the Fraser River. The neighbourhood features a 1.5-kilometre walking and cycling path along its waterfront as well as children’s play areas. This neighbourhood is only 20 minutes to YVR and Metrotown and 25 minutes to Downtown Vancouver. Most of the homes in this area are condos and townhouses so, if it’s a detached home you’re looking for, you may want to check out our number 4 sub-area in Fraserview.

Fraserview sits just above the South Marine sub-area and is bordered by Knight Street to Kerr E/W and 54th to SE Marine Drive. The largest attraction in this neighbourhood would have to be the Fraserview Golf course. At a 38% sales ratio for detached homes right now, this is definitely an area in a seller's market. You’ll find lots of detached home options in this neighbourhood.

Our number 3 neighbourhood is the Strathcona which is in a seller's market for both attached and detached homes. Strathcona is bordered by Main Street and Clark E/W and Great Northern Way and the waterfront N/S. With it’s proximity to downtown its no surprise this area draws many people but the area is complex and diverse. It’s home to such things as the Emily Carr University of Art and Design, Strathcona Park, and the famous La Sasa Gelato. It is also home to a large part of the Downtown Eastside. An area and community our city still struggles to care for. The western edge along Venables Street is where the Georgia and Dunsmuir viaducts into the downtown core are going to be removed and traffic brought to ground level. There is a terrific video done by the Youtube Channel About Here on why we are getting rid of a highway in Vancouver. I’ll make sure to link it down in the description below.

Our number 2 neighbourhood is the Main sub-area. It is bordered by Ontario and Prince Edward streets E/W and 16th to 49th N/S. This neighbourhood is also in a seller's market for both attached and detached homes. Vibrant, eclectic, and diverse all describe this area. Amazing food spanning many ethnicities and it’s proximity to downtown make this an appealing place to live. It is also right next to our number 1 neighbourhood which is…

Mount Pleasant. This sub-area is bordered by Cambie and Clark streets E/W and 16th to Great Northern Way N/S. I love Mount Pleasant and it’s obvious many other people do as well since it’s sitting at a 42% sales ratio at the moment. Breweries, restaurants, and, of course, Dude Chilling Park are all part of this vibrant neighbourhood. You’ve got the Skytrain into downtown as well as b-line busses along Broadway out to UBC. Many people living here love to bike around the city as well.
