Well, in this video I’m going to break down the top 3 neighbourhoods in downtown Vancouver as well as 1 other neighbourhood that might surprise you and we’re getting after it right after this.

All right let’s get into it. Downtown Vancouver is divided into 4 sub-areas. Downtown, Yaletown, The West End, and Coal Harbour. We’re kicking things off in the downtown sub-area. I love the vibrancy and energy of this city and each of the 4 sub-areas we’re about to explore offer something different for you. The downtown core offers you unprecedented access to the most amazing restaurants and shopping Vancouver has to offer. Robson street is the where all the action is shopping wise and Alberni Street between Burrard and Thurlow is Vancouver’s Rodeo Drive with exclusive high-end shops such as Tiffany's, Hermes, Mont Blanc, Tory Birch, and Prada. Downtown is selling at a 32% sales ratio as of last month, meaning one in every three homes are selling. That’s a strong seller's market.
The West End is very special to me as I lived here, in various places, for almost 20 years. West of Denman is my favourite area because you’re just blocks away from the beach at English Bay and Stanley Park. Our son, William lived here for the first 2 years of his life and we used to call English Bay and Stanley park our back yard and his playground. I have so many incredible memories of those times. Him at 18 months running bare-chested through the trails in Stanley Park. Digging in the sand and playing in the ocean at 3rd Beach, 2nd Beach, and English Bay. Many families are opting for the convenience of living downtown. They’re finding that the trade-off in square footage is worth the convenience and access to all these incredible amenities. The West End is selling at a 25% sales ratio as of last month which is also a seller's market.
Yaletown is the hip, vibrant, and energetic part of the city. Here you’ll find lots of bars and nightclubs, as well as spectacular restaurants and shopping. For a calmer living experience in Yaletown, you may want to be near the new Vancouver House building. This architecturally stunning building designed by Bjarke Ingels is going to be the epicentre of this south-western part of Yaletown bordering the West End. Yaletown is selling at a 30% sales ratio as of last month also putting it in the strong seller’s market category.
Coal Harbour is the 4th sub-area and offers you gorgeous views of the water and North Shore Mountains. This area right now is only selling at a 7% sales ratio meaning it is a definite buyers market. With all three of the other areas downtown in firm seller's markets, you may want to give this area a serious look. You’ve got the Coal Harbour Community centre here if you’re a family with kids as well as terrific parks, including Stanley Park a short distance away.
