All right, let’s jump into it. So, most people, when they think of Vancouver, think of downtown Vancouver. That’s natural because we have one of the most densely populated downtown areas of any city in North America. Downtown Vancouver is surrounded by water, with Stanley Park and the world-famous seawall. It is loaded with every kind of amenity you could possibly want. Restaurants, coffee shops, bar, night clubs, shopping, as well as being an incredibly walkable city. There are also tons of high-rise and low-rise buildings for condo living. Now I know you’re going to want to know the current average home price for each of the areas I’m going to be highlighting so in the description below I’m going to put a link for you to a phenomenal market report covering every area as well as all their sub-areas. You’re going to know how much inventory there is in that neighbourhood, the sale to list price ratio, average days on market and so much more. You’re going to absolutely love it.

Now we were just talking about condos and you’re also going to find a lot of townhouses downtown as well but what you won’t find a lot of are detached homes. For those, you’re going to have to head south over the Burrard, Granville, or Cambie bridges. Or, North over the Lions Gate Bridge. Now the city of Vancouver is divided into three main areas. You have downtown, the westside, and the eastside of Vancouver. Main Street is the dividing line between the eastside and westside of Vancouver. The westside is home to some of the most expensive real estate in Vancouver other than West Vancouver which I’ll get to shortly. It has beautiful, mature neighbourhoods, with some stunning detached homes. The eastside is home to some of Vancouver’s trendiest neighbourhoods such as the Mount Pleasant and Main Street areas. I’m not going to go into detail of the various neighbourhoods in this video but in my upcoming videos, I’m definitely going to dive deeper for you. Keep your eyes peeled for the next few videos such as The five hottest neighbourhoods on the Westside of Vancouver, The 5 hottest neighbourhoods on the eastside of Vancouver, and the hottest neighbourhoods downtown.

Okay, so we’ve covered the city of Vancouver itself but there are a number of other municipalities you may want to consider as well. First, let’s jump across the Lionsgate Bridge to North Vancouver. Now, North Vancouver is divided into the City of North Van, where I live, and the District of North Vancouver. Both areas offer you many options for housing from condos & townhomes to detached homes. Lower Lonsdale allows you to to be in the heart of the action with stunning views of the water and downtown skyline while places Central Lonsdale, Pemberton Heights, Delbrook, and Lynn Valley offer you relatively affordable detached home options. While a place like Edgemont Village in the Capilano Highlands area offers more luxury detached home options. North Vancouver is also home to 2 ski hills. Mount Seymour and Grouse Mountain home of the world-famous grouse grind. North Vancouver also has an incredible school system so if you’ve got kids in either elementary or high school, you can’t go wrong.

Now if luxury real estate is what you’re after and you don’t want to live on the westside of Vancouver or North Vancouver, then West Vancouver is for you. With so many areas providing stunning views of the water and city skyline, it’s no wonder this is such a popular area for those looking for luxury real estate. My office is located at 1453 Bellevue Ave. in West Vancouver so, if you have any questions about the area, give me a call.

But, maybe you don’t want to live on the North Shore and you’d prefer to live just east of Vancouver, then Burnaby might be a great option for you. Again lots of older, mature neighbourhoods with less pricey detached home options than the city of Vancouver. You’ve also got Simon Fraser University in Burnaby if you’re a student or perhaps condo living in Metrotown is for you or the Burnaby Heights and Capitol Hill neighbourhoods, or the lovely area around Deer Lake.

Right next to it, In the South-East corner of Burnaby, is the charming city of New Westminster. You’ll find charming turn of the century homes here, as well as mid-century homes, newer homes and condos all along the riverfront in New Westminster. My good buddy Geoff specializes in this area so, if you’re looking to move here, give me a call and I’ll connect you with him.

In the North-East corner of Burnaby, right next door is Port Moody. Another fantastic place to live with a re-developed waterfront area, great microbreweries, and parks and lakes, such as Buntzen Lake, nearby for you to enjoy. I grew up and went to school in this area and it’s a terrific place to raise a family.

Maybe none of these municipalities is speaking to you and you’d prefer to live just south of Vancouver in Richmond. Home of the Richmond night market, next door to YVR airport, and serving up some of the best Asian cuisine and shopping for you, this might be more in your wheelhouse.

Now that’s just a quick glimpse of the 7 municipalities I’m referring to as the Metro Vancouver area but there are another 8 or 9 municipalities surrounding that which make up the Greater Vancouver region which is sure to have home options for you that fit your budget and lifestyle.
