All right let’s dive into it. The real estate market in Vancouver today has changed dramatically from a couple of years ago. The days of a limited supply of inventory, bidding wars, and heady sale prices are no longer the case in 2019. That means that as a seller it’s going to take you longer to sell your home, on average, and the same old marketing techniques used in the past just won’t cut it anymore. Taking a few photos of your home and throwing it up on the MLS hoping it will sell is a recipe for disaster. A lot more work needs to go into marketing a home these days. I mean a lot more!
At a minimum, I suggest professional photographs, a professional floor plan, and a professional video of your home. This is the bare minimum. The next step is to have that video look like an HGTV commercial for your property. Something like this, and this, and this. People are buying lifestyles these days and if your home doesn’t have a custom video showcasing its features as well as that of the neighbourhood and amenities, you are missing out on a lot of potential buyers. Buyers these days are incredibly savvy and do a ton of research online. Almost 100 % of buyers start their search online and you want a video of your home online that can captivate and entice like the examples I just showed you.
You’re also going to need to distribute those photos and videos to all the major social media channels. That means Youtube, Facebook, Instagram, Twitter, LinkedIn, Craigslist, Kijiji. You get the idea. Facebook is still one of the best places to advertise your home for sale. One of the best ways to do this is to have your Realtor run a Facebook Dark Post which is essentially an ad, targeted at only those people who may be interested in your home. This ad will show up in the newsfeeds of potential buyers and encourage them to find out more about your home and come view it in person. When I run these dark posts for my listings I get anywhere from 8,000 to 20,000 views in the first week. That’s a lot of eyeballs and potential buyers who may not even be aware your home has just hit the market.
Now it’s one thing to distribute this content to all the social media channels. It’s another thing entirely to know how to do it properly and effectively. You see, each platform has its own rules and best practices about how to upload content and it takes an expert to do it well. And, if you don’t have a call to action and a way of driving traffic from each of those platforms to a specific website for your home then your time and efforts are wasted.
When I said it takes a helluva lot more work to market a home these days, I wasn’t kidding. Obviously, the best way you can ensure your home is being marketed effectively is to hire a real estate agent who understands and is proficient at executing all these things. You want to be asking agents these questions when you’re conducting the interview process of listing your home for sale. If their eyes glaze over or they make up excuses for why they don’t execute these best practices, move on and find someone who does. All of these things I described in this video are going to become expected services by home sellers in the very near future and you want to make sure you’re hiring the kind of agent who is adapting to the changing times and new realities.
